General conditions


RATES:

The published rates are the final prices and -except when otherwise specified - include building fees, city taxes, water, electricity, gas and -when specified- cable TV and/or maid service once a week. Maid services are only applicable for stays longer than one week. When telephone service is stated as “included”, it means that it includes the basic service but not the cost of your calls (see description below regarding the telephone systems available at the apartments).

Important notice: Electricity and gas are included provided they do not exceed 20% of the normal consumption when the unit is occupied. Otherwise, the difference will be charged separately as well as any penalty, if applicable. Thank you.

ADMINISTRATIVE FEES:

ByT Argentina placement fees are US$ 45 and are independent from the length of your stay. You will be charged one placement fee per reservation made through our company. If you book an apartment for two stays, you will be charged US$ 45 per stay.

 

EARLY CHECK IN - LATE CHECK IN:

On the arrival day of the guest, at a previously established time, a representative of ByT Argentina will receive the guest at the property that is to be rented in order to give him the keys and sign the lease agreement. At this time, the guest will pay the full price of the lease as well as the damage deposit. ByT Argentina delivers keys regularly from 09:00am to 07:00pm. If you will be arriving to the apartment before 09:00am or after 09:00pm, please, state this on your confirmation sheet in order to make special arrangements. This service has an additional cost and will be charged as follows:

Arrivals on Saturday, Sunday and Holidays from 09:00 hs to 21:00 hs and Monday through Friday from 19:00 hs to 21:00 hs: US$ 10
Everyday from 07:00 hs to 09:00 hs and from 21:00 hs to 00:00 hs: U$S 20

We do not deliver keys from midnight to 07:00am.

Important: If a time is arranged to meet a ByT Argentina representative during the previously mentioned "irregular" hours, the guest will still be charged for this service even if, in the end, he/she arrives during the hours listed as "regular"

 

REFUNDABLE DAMAGE DEPOSIT:

The refundable security deposit requested varies accordingly to the length of your stay and is clearly specified in the chart rate of each unit. Except when stated otherwise, it follows the scheme below:

For stays shorter than one month: cost of 1 week rent will be requested as deposit

For stays of one month: cost of 1 week rent will be requested as deposit

For stays longer than one month: cost of 1 month rent will be requested as deposit.

Please, check on the chart rate of the selected property for the amount requested for deposit, as previously described rules may change from property to property.

The damage deposit is refunded on the departure day after the owner has reviewed the inventory and provided that there are neither damages nor missing items. At this point the guest should return the keys to the owner.

The cost to repair any damage caused by the guest will be deducted from the security deposit.

If the cost to repair damages exceeds the amount of the security deposit, the difference must be paid by the guest.

Guests must return the property in the same clean conditions in which it was presented upon arrival. The inclusion of cleaning services in the price of the rent does not revoke the obligation of guests to leave the property in the same clean conditions in which it was presented upon arrival.

If the property is returned in an inadequate state of order and cleanliness, the owner is authorized to deduct from the deposit the cost of cleaning necessary to return the property to its original condition.

RESERVATIONS:

Reservations for apartments found in this network are realized with a payment in the amount of 20% of the price corresponding to the stay at the selected property + administrative fees.

This payment can be done either:

  1. Payment in cash in our office. If this option is chosen, payment for 20% of the total rent + administrative fee is required.

  2. Paypal: If this option is chosen, you will be able to pay 20% of the total rent + administrative fee. Payment of refundable security deposit will not be accepted through Paypal. Please note that Paypal service charge applies at guest's expense.

  3. With a credit card. The credit card will only be received in order to guarantee the confirmation of the apartment for the period requested. We will not charge any amount of money to the credit card when confirming the reservation. Payment for rent, security deposit and administrative fee is expected upon arrival to the apartment, in cash only in american dollars (U$S). The credit card will only be used in case a cancelation occurs and according to our Cancelation Policy.

Important notice: Reservations are made for a specific time period. This time period must be respected. Reservations cannot be moved. For example: If you arrive to the apartment after the original check in date it was booked for, you must pay the rent from the initial arrival date booked. In the same manner, if you decide by any reason to leave the property before the original check out date it was booked for, you will not be refunded.

CANCELLATION POLICY:

In the event that a guest should cancel the reservation for any reason, the following amounts will be charged:

  1. Cancellations with more than 30 days of advanced notice: 10% of the cost of the stay + administrative fees.

  2. Cancellations with 30-8 days of advanced notice: 20% of the cost of the stay + administrative fees.

  3. Cancellations with 7-1 days of advanced notice: 40% of the cost of the stay + administrative fees.

  4. No show or cancellations on the check in date: 50% of the cost of the stay + administrative fees (US$ 45).

Important:

  1. For reservations done in cash at our offices or via Paypal: If you cancel with more than 30 days of advanced notice and have sent 20% of the cost of your stay, 10% will be refunded (after deducting any wire transfer fees). If the amount left at the moment of the reservation is not enough to pay the applicable cancellation fee, the guest must pay the difference.

  2. For reservations done with a credit card, the correspondent cancellation fee will be charged to the credit card given. This charge will be deducted from the credit card on the day the cancellation is requested.

  3. Important: If a reservation made for several months is cancelled, the cancellation fee will never exceed one months rent.

 

MINIMUM AND MAXIMUM STAYS:

The majority of the apartments of this network are rented for a minimum stay of one week. When specifically indicated, some of the apartments have minimum rental periods of one or more months.
With respect to maximum length of stay, the majority of the apartments accept a maximum rental period ranging from six months to two years.

 

TO LENGTHEN THE STAY:

If you desire to lengthen your stay at the apartment booked:

1. First thing to do is to contact with ByT Argentina to check if the property is not rented to another guest for the new time period requested.

2. If the property is available for the additional time period requested, you will be invited to stop by our offices in order to pay the additional time period requested and sign the lengthened agreement of your stay.

 

TO SHORTEN THE STAY:

If you should decide to shorten the length of your stay, previously made payments will not be refunded. For this reason, we recommend that guests contract accommodations for the minimum length of time that they will be staying at the rented property and that they contract a longer rental period should they decide to lengthen their stay.

In the case that a guest who has a lease agreement for several months, in which the rent is paid month to month, decides to shorten the contracted rental period, one month rent will be paid to the property owner as compensation for the incompletion of the anticipated rental period.

Check in:

If a guest arrives before 2:00pm, and the property is unoccupied, the guest may occupy the property before the check in time without extra charge. If the property is occupied, they should wait until the check in time to occupy the property. If guest wish to guarantee the availability of the property for an earlier check in time, we suggest making your reservation for one day prior to your anticipated arrival.

Important: for further details about the check in procedure, read our FAQs number 6 and 8-13.

Check out:

If a guest has a departure scheduled for after 10:00am, and the property has no other immediate reservation, they guest may remain at the property until the most convenient check out time without extra charge. If there is an immediate reservation for the property, guests should check out at 10:00am. If guest wish to guarantee the availability of the property for a later check out time, we suggest making your reservation for one day after your anticipated departure.

Important: On day and time stated, the property owner will meet you at the apartment on your departure day to pick up the keys and give you back the refundable deposit.

Obs.: The property owner is the person who will check you out. The check out time must be set during the check in as the property owner needs to be available to check you out on agreed day and time. Please, be aware that if, for any last minute event, you need to modify the previously agreed day and/or time, if the property owner wouldn't be available in the new day and/or requested time, your deposit will be refunded via Western Union (or similar) at your own expense.

ABOUT THE ADMISSION AND PERMANENCE IN THE APARTMENT:

  1. Guests are obligated to provide the names, ID numbers and ages of all persons who will occupy the property. The use of the property by the guest to provide lodging for more people than the maximum capacity stated in the lease agreement is basis for eviction.

  2. The guests must respect the buildings’ rules in relation to the admission of pets, noises and other associated circumstances. The violation of this regulation is basis for eviction.

  3. All property owners reserve the right to make the final decision regarding the reception of guests in their properties.

 

ABOUT THE PICTURES PUBLISHED ON THIS SITE:

All of the apartments which make up this network have been visited in person by a member of our staff, who decided to incorporate each property to this network and took photos, which are posted on this site. ByT Argentina counts on a system of periodic updates of the published photos and asks each owner to inform us of all changes introduced in the apartment in order to update our pictures. This behavior is maintained with the intention of guaranteeing the standards of quality and services ByT Argentina provides to our clientele.

However, ByT Argentina is not responsible for changes in the furnishing of each apartment that the property owners may decide to make on his own. For this reason, the photos shown on this site are intended to provide a basic idea of the general orientation of each individual property. They do not necessarily represent the exact furnishings of the property.

 

REGARDING PUBLISHED INFORMATION:

The information published on ByT's website is provided solely to guide the client in his/her decision-making process, and thus, cannot be considered exact.

In each and all cases, this information has been gathered by trained ByT staff in accordance with an evaluation of each property, and from what the owners of the apartments have reported.

 

GUARANTEE OF THE RESERVATIONS:

ByT Argentina works with the primary function of reserving a specified housing arrangement for a specified time period for a guest who requested it.

1) In the event of unexpected damage caused to the property before the arrival of the guest, which prevents the stay at that location, ByT Argentina will inform the guest of the unexpected situation, offering two alternatives:

a) Relocation in another apartment available for the needed time period;

b) Refund the amount which was paid for the initial reservation.


If guest decides on option a), ByT Argentina will make a good faith effort to find a similar alternative rental. If this is not possible, ByT Argentina will inform the guest about the different characteristics or different costs –more or less- of the available option in order to allow the guest to decide whether we should make the new reservation or cancel the previous one.

2) In the event of unexpected damage caused to the property at the arrival time or during the stay of the guest that prevents him/her from remaining in that location, ByT Argentina guarantees the guest
that all necessary action will be taken in order to solve the problem.The guest in therefor committed to accept all actions taken by the management in order to create a resolution of the arisen problem. In case the problem is so serious that it cannot be solved in a reasonable time, ByT Argentina offers the guest two alternatives:

a) Relocation in another apartment available for the needed time period;

b) Refund the rent equivalent to the remaining days of the contract.

If guest decides on option a), ByT Argentina will make a good faith effort to find a similar alternative rental. If this is not possible, ByT Argentina will inform the guest of the different characteristics or different costs –more or less- of the available option in order to allow the guest to decide whether we should make the relocation or cancel the remaining days of his/her stay.

3) In no case will ByT Argentina accept reclamations or requests of relocation due to disturbances coming from outside the limits of the reserved unit. For example: noises from the street or any noises coming from outside the property –either buildings under construction or other-, from the state of the spaces of common use of a building, from repairs taking place in neighbouring units or in the building –either with the elevator or other-, or any other situation taking place outside the limit of the unit that has been reserved.

4) In case of the occurrence of fortuitous events such as cataclysms, floods, earthquakes, storms, disasters of nature in general, attacks, acts of vandalism or others, or events that exceed the responsibility of the owners such as general blackouts, gas cuts arranged by the supply companies or other events that exceed the responsibility of the proprietors and that prevents a comfortable stay at that location, ByT Argentina will make all the necessary efforts to collaborate in the resolution of the arisen circumstance, but in such cases cannot guarantee the guest that he/she will not have eventual additional expenses: for example, payment of relocation costs or any other costs that the resolution of the arisen event may incur.

ABOUT THE NATURE OF THE TEMPORARY RENT SYSTEM

ByT works very hard to satisfy each and every client. For this reason we consider extremelly important to make clear what type of services we offer: 1-A temporary rent propertie does not offer the kind of services provided by the hotel industrie. Despite we recommend our landlords to leave basic products such us soap, toilett paper, cleaning products, etc,. by any chance the client should take for granted that these items must be replaced during his stay
It is very important that the clients take in mind that they are renting a private propertie and therefore, like if they were at home, it will be their responsability the manteinance of the apartment
2-The properties are delivered only with the equippment specified at our website. Please read carefully the description to be sure it offers all the items you may need. We are at your disposal for any inquiry you might have. We want to make a special remark about the kitchen equippment: it has been thought for temporary stays and by no chance pretends to be similiar to the equippment found at a permanent residence. If you need any specific item, whether at the kitchen or any other area, never assume it is offered; please check it with our executives when requesting the apartment
3-Bugs at the properties: Buenos Aires is a huge city and it is frecuent to find mosquitos, cockroaches and other kind of insects. To control pests, the buildings administrations provide monthly fumigation at each and every propertie at a certain date of the month, always informed at the buildings entrances.
You should always allow the fumigation to enter the apartment. If the fumigation were not enough, as the service can not guarrantee full eradication, we suggest you to use an insecticide that can be bought at any supermarket.

ABOUT THE TELEPHONE SERVICES IN THE APARTMENTS:

The majority of the apartments offered on this site have one of the following telephone services installed in the property:

a) Pre-paid line: This is a telephone service which functions solely with the use of pre-paid telephone cards which the guests should purchase in order to make any phone calls from the rented apartment. Even though the guest must pay for all outgoing calls, this service permits guests to receive any type of telephone call at the rented property.

b) Control line: This is a telephone service that works with some pre-paid monthly credits paid for by the owner of the apartment. In this case, guests will probably have some credits to make local phone calls upon arrival. However, once those credits are finished, guests should purchase pre-paid telephone cards that correspond to the company which provides the telephone line. To make calls to cellular telephones or to make international calls, guests should purchase pre-paid telephone cards. Even though the guest must pay for his outgoing calls, this service permits guests to receive any type of telephone call at the rented property.

c) Telecentro Line: This system will allow you to make a certain number of local calls. For interurban, international or cell phone calls you will need to buy pre-paid calling cards.

ABOUT THE INTERNET ACCESS IN THE APARTMENTS

Many of the apartments offered on this web site also include Internet access. In Buenos Aires, this service may be provided through different means (Cable modem, ADSL, Wi-fi, 3G, etc.). Usually, on each porperty description you will find the type of internet access provided in each unit. However, if this information is not provided and it is relevant for you to have it, please, do not hesitate to request it to our representatives before booking the apartment. Obs.: The inclusion of Internet access does not involve the provision of a computer.

IMPORTANT:

1) The Internet connection is provided by a local Internet company and it is not the responsibility of the owner, nor of ByT Argentina, to ensure that this service will function perfectly during your stay. Thus, should the Internet company fail to fulfill service for any technical reason, the reparation of the Internet access will not be the responsibility of the owner, nor of ByT Argentina.

2) If you are traveling with a MAC, please be aware that you may experience difficulties with its Internet access configuration. In the past, we have occasionally had problems, which we could not always resolve, and for this reason we feel it is important to inform you of this possibility. Any special access configuration is not the responsibility of the owner, nor of ByT Argentina.
